Future Development Viability
In anticipation of future development opportunities, I propose a strategy that preserves the lower 2-3 storeys for a cultural and skate program, while keeping the remaining volume for high-rise development.
With 80%+ of the site’s GIA dedicated to saleable residential or commercial space, this model maintains a flexible, phased strategy.
